It currently is a buyer's market - meaning, there is a greater inventory of homes for sale then there is demand for homes in the area. Local builders usually have the ability to cut their prices and increase their volume of sales, making it quite hard for re-sales to compete.
This is unfortunate for private individuals trying to sell their home, but it is a very good thing for you as a possible new home buyer. Each builder in the area may be offering not only below market pricing, but also closing cost assistance or other buyer incentives to get you into their sales office and ultimately, into one of their homes.
We have access to all of the builders' pricing and are in-touch with all the communities growing throughout Manatee County.
Do not make the mistake of walking into a sales office without Realtor® representation, such as that which we offer.
Builders, just like private home re-sellers, pay the Realtors® fees/commission, and builders typically do NOT reduce their asking price if a buyer purchases without a real estate agent. Builders recognize the value a Realtor® brings to the table - they are trained and licensed to work with buyers, handle contract negotiations and manage the process from contrct-to-closing! Remember that builders want to sell a high volume of homes, and look at Realtors® as their extended sales force. Builders encourage and even sometimes offer Realtors® a bonus for Realtor-assisted sales.
Bottom line, do not go into a real estate transaction without a Realtor® - it always pays to have a professional making sure your transaction runs smoothly from start to finish.
