During the "bust" that followed the "boom" in our local real estate market, some builders just could not weather the ensuing downturn, while others changed their approach, modifying and adding more economical floor plans, not including as many upgrades in the base home, and re-pricing their homes to re-align with market expectations.
Many of the national builders, since they are in multiple markets which can help them achieve a "smoothing effect" on their results across territories, have cut their prices & offer significant buyer incentives, making it quite hard for homeowners/re-sales to compete for buyers.
This is unfortunate for private individuals trying to sell their home, but it is a very good thing for you as a possible new home buyer.
Builders are now typically offering their homes at attractive prices, and many are offering closing cost assistance or other buyer incentives (such as $x towards upgrades) to get buyers into their sales office and ultimately, into one of their homes.
To help you find the right NEW home, we have access to all of the builders' pricing, floor plans, community site plans and features, and we stay in-touch with the builders' sales offices in the new home communities throughout Manatee County & southern Hillsborough County, so we can provide you with up to date information concerning home inventory/availability, pricing, buyer incentives.
Do not make the mistake of walking into a sales office without Realtor® representation, such as that which we offer.
Builders, just like private home re-sellers, pay the Realtors® fees/commission, and builders typically do NOT reduce their asking price if a buyer purchases without a real estate agent. Builders recognize the value a Realtor® brings to the table - Realtors® are trained and licensed to work with buyers, handle contract negotiations and manage the process from contrct-to-closing!
Bottom line, you should work with a Realtor® who is familiar with new home communities, builders' products/homes, amenities and fees, and who is experienced in NEW HOME SALES. It pays to have a professional making sure you consider all the best options, so that you can make a well-informed decision, and your home purchase transaction runs smoothly from start to finish.
